Welcome to SEAesta Shack, a 3 Bedroom/2 Bath Colorado River Front getaway is packed full of EVERYTHING your family will need to make a lasting memory. Spend your days either at the beach, fishing, crabbing, kayaking, bird watching, dolphin watching or just taking in the stunning South Texas Sunset on any one of the 3 porches. Or, spend your night fishing on the private pier with our bright fishing light.

House Rules

Welcome to The SEAesta Shack!

We are so glad you have decided to book with us! Our goal is to ensure you have a 5-star stay and choose to book with us again in the future.

Please be respectful to the house and those around you. If you cause damage, notify the owner immediately. In this section you will find details about our house rules.

HOUSE RULES
We have a few house rules you should be aware.

1.)BOOKING
Booking guest must be 25 years of age. The booking guest must be a member of the group staying at the property. Booking guest must also be verified through AirBnB with a Government Issued ID and provide the owner a front and back copy of state issued drivers license upon request prior to checking in.

2.)PETS
We have a STRICT NO PETS ALLOWED policy!!! Owner has a pet allergy! If you sneak in a pet of any kind you will be charged an additional $250/PET and you will be asked to leave!

3.)SMOKING
No Smoking/Vaping allowed Inside the cabin. Smoking Outside is permissible. Do not toss your butts/ filters onto the premises. If you smoke inside you will be charged an additional fee of $500 and be asked to leave.

4.)PARTIES
No parties. If neighbors advise me there is a party taking place, you will be immediately evicted and will forfeit your security deposit and unused rental night(s).

5.)PERSONAL BELONGINGS
Homeowners are not responsible for the loss of personal belongings or valuables of the guest. Items left behind after check-out are not the responsibility of the homeowner.

6.) INJURIES and STAIRS
We have stairs everywhere!! We have placed caution signs and non-slip coating on the stairs inside. Please be careful on the stairs, and watch your step. DO NOT RUN OR HORSEPLAY INSIDE THE HOUSE. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of harm arising from their use of the premises.

7.)PLUMBING
Do not flush anything other than toilet paper down the toilets, including "flushable wipes". No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you will be charged the cost of repairs which is $600.

8.)TRASH
Place trash in the proper garbage receptacles located under the house. TRASH DAY IS ONCE A WEEK ON WEDNESDAYS. If the garbage receptacles are overflowing, please take your trash to a drop off center in Matagorda.

9.) REFUNDS
Owner can not guarantee against mechanical failure of heating, air conditioning, Hot Tubs, TV’s, Wi-Fi or appliances. Please report any inoperative equipment to the owner immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. NO refunds will be made due to failure of appliances, equipment or amenities. NO refunds for early departures NO refunds for delayed arrival. NO Refunds for breaking any house rules and being asked to leave.

10.) BUNK BEDS
Bunk Beds have a max weight limit of 400 pounds. Kids only.

11.)SECURITY
We have a Ring Doorbell Security Camera at the front entrance, and NO indoor cameras. DO NOT COVER THE RING DOORBELL CAMERA. If you do, we will assume you are breaking our house rules and will ask you to leave.

12.) WIFI
The only internet option in the Matagorda "island" area is satellite internet. There is only 1 tower in the area and speeds are slow. Things that will slow the speeds even further are weather, and multiple devices connected to the router. DO NOT BOOK if you are expecting and/or needing high speed internet.

13.) FISH AND BAIT
DO NOT clean fish in the house or dispose of fish scraps in the kitchen sink. DO NOT store bait in the kitchen refrigerator. Additional fees will be applied to clean and/or repair this issue.

The space
SEAesta Shack is an updated 3 bedroom/2 bath beach house, located on the Colorado River, decorated with a modern coastal farmhouse feel. Fishing pier with fish cleaning station and 2 types of night fishing lights.
Guest access
-You will have access to the entire house and all the amenities on our property including the fishing pier, fish cleaning station, and 4 parking spaces.

-DO NOT TRESPASS ON OUR NEIGHBOR’S PROPERTY INCLUDING DRIVEWAY AND PIER.
Additional notes
CANCELLATION POLICY:
Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

BOOKING:

PRIVATE PARKING:
4 Parking spaces in front of the house. DO NOT park under the house, on our neighbors driveway, or the street.

ENTRY:
The front door is equipped with an electronic keypad, we will send a personalized door code 3 days before your check-in day. Check-in anytime after 4pm. Check-out anytime before 10am. Your door code will be active from the time you check in until the time you check out. Early check-in and late check-out will incur additional fees.

INTERNET:
We offer satellite internet WIFI. This is the only option in the area and is not as fast as you might be accustomed to at your house. The more devices connected or overcast/rainy weather, the slower it will be. We are aware of how slow it can be at times, and this is completely out of our control.
Smart TV capabilities in every room. Bring your own streaming password.

BEDROOMS
There are 2 Queen bedrooms which can accommodate up to 4 adults, 3rd bedroom has 2 twin bunkbeds with a trundle for an additional 5 people.

KITCHEN
Fully equipped kitchen with refrigerator, stove, microwave, dishwasher, toaster, blender, pots, pans, cups, plates, utensils, Keurig duo (pot/K cups) coffee maker.

LAUNDRY
All-in-one washer dryer combo (1 unit washes and dries clothes)

AMENITIES
Our cleaning service provides start-up supplies including: paper towels, dish soap, dish washer soap, kitchen can liners, toilet paper, hand soap and bathroom can liners. Depending on the length of your stay, you may need to purchase additional items when the initial supply runs out.

TRASH
Please place all trash in trash bags and place in the trash container in below the house.
There is only ONCE A WEEK TRASH PICK UP ON WEDNESDAYS for the area. If the cans are full and you have a lot of trash, please drop of your trash at the Matagorda dump on Cemetery Road.

SECURITY
Ring Doorbell Security Camera at the front entrance.
NO Indoor Cameras

SMOKING
Absolutely No Smoking inside the house

FIRES
Absolutely no fires inside or out. Unauthorized fires (including candles) will be charged $100 plus damages

PETS
NO PETS due to the owners severe allergies. If you sneak in a pet of any kind you will be charged an additional $250/PET and you will be asked to leave.

REFUNDS
We do not offer refunds for weather or natural disasters

CRITTERS
We do have a regularly scheduled pest control service for critters around the house. Please keep in mind we are located near the coast with thousands of varieties of critters. It is impossible and unreasonable to think there will be no critters outside the house. If you leave food out inside the house, the ants will come. Please help us keep the ants away by cleaning up any food and or crumbs.

We are available by phone for EMERGENCIES ONLY 24/7.

All other communication will need to take place on the Airbnb App. We do check in with guests quite frequently during your stay, so please download the Airbnb App prior to your arrival.
